Castellan delivers the shell and operates the facility envelope; the tenant operates the compute and pays power, opex, and maintenance under a triple-net framework — the same capital logic that underwrites institutional real estate.

We structure for hyperscalers, sovereign clouds, AI labs, and regulated enterprise — counterparties that value secured power, predictable cost, and a neutral jurisdiction.

From enquiry to operational

A structured path — live in roughly 18 months.

Typically 4–6 months from first conversation to a signed lease, then build to operational. Because power is pre-secured and our reference designs are standardised, a tenant can be live in roughly 18 months — a fraction of the industry norm.
