Powered Shell. We deliver secured land, grid connection and power, the building shell and the core infrastructure backbone. You fit out the facility to your own specification and install your IT.
Turnkey data centre. We deliver all of the above plus the full fit-out — electrical distribution, cooling including liquid-cooling readiness, and white space — ready for IT load. You bring only the GPUs.
Both delivery models share the same lease structure. We own the facility; you operate your IT and bear power, operating and maintenance costs under a triple-net lease, typically for 15–20 years.
We lease to AI labs, cloud and GPU-cloud operators, hyperscalers and enterprises, including regulated ones — organisations that value secured power, predictable cost and a neutral jurisdiction.
From first conversation to signed lease typically takes six to nine months; we agree the delivery model — powered shell or turnkey — with you along the way. Because land and power are secured in advance and our reference designs are standardised, power follows in up to 24 months from signing — for both delivery models.
